Commissioning

Commissioning is arguably the most critical aspect of the development cycle as it ensures that a building is handed over to operate safely, efficiently and in accordance with how the owner intended. From our experience in trouble shooting issues in existing buildings, we have found that most issues stem from improper commissioning of the building at handover. Proper commissioning is not just a testing and verification process and must start early in the project and continue until a comprehensive handover to the operations and maintenance team is achieved. Furthermore, one must look beyond simply commissioning individual systems as the complex buildings of today require very careful integration of numerous interdependent systems.

AESG’s team have a personal mission to raise the standards of the commissioning industry as we strongly believe that this is essential to not only improving the efficiency of buildings and reducing maintenance costs but also overcoming safety issues in the regions building stock.

We follow CIBSE and ASHRAE standards for commissioning and our team of experienced engineers and commissioning managers provides assurance to Clients that when they appoint AESG they will have a partner that will ensure their building operates as they intended.

  1. Commissioning Management

    The Commissioning process is complex owing to the interdependence of numerous systems and trades during a time critical point of the project. Risks of program overrun or worse handing over systems that are not ready for operation exist if the process is not managed carefully from day one. Commissioning management is a systematic process of managing the overall commissioning of a building from design to handover. Detailed planning and developing and continuously updating realistic commissioning programs are essential components of commissioning management but the success of the process in our view hinges on the expertise and experience of the commissioning management team. We know from our experience that every construction project is unique and has its own unique features and challenges that must be overcome. We also know that despite the best planning efforts, there are always unforeseen issues that arise, particularly during the testing and commissioning phase. Our team have decades of practical experience of commissioning in the region and have therefore been involved in solving thousands of challenges that have arisen in the commissioning process. Our collaborative, expert led, hands on approach to trouble shooting is what we believe differentiates us in the field of commissioning management.

    AESG’s commissioning management services include;

    • Reviewing the Owners Project Requirements and Basis of Design to ensure a clear, succinct basis of performance is defined
    • Reviewing design and shop drawings for commisionability
    • Preparing coordinated commissioning programs
    • Chairing and leading commissioning meetings
    • Conducting thermographic inspections of the building fabric
    • Performing pre-functional testing / installation verification of building systems
    • Coordinating and overseeing functional testing of building systems
    • Witnessing of pre functional and functional testing
    • Collation and verification of commissioning results
    • Collation and verification of O&M manuals
    • Coordination of handover activities such as facility management training
  2. Commissioning Verification / Independent Certifier

    AESG provide independent services on behalf of the Client in order to provide assurance to the Client that at point of handover the building systems operate as intended. Our experienced engineers ensure that no shortcuts are taken in the commissioning process and we work collaboratively and proactively with the project team to ensure that the Clients interests are met without compromising project programs. AESG’s verification services include;

    • Reviewing the Owners Project Requirements and Basis of Design to ensure a clear, succinct basis of performance is defined
    • Reviewing design and shop drawings for commisionability
    • Conducting installation inspections
    • Witnessing of pre functional and functional testing
    • Verification of commissioning results
    • Verification of O&M manuals
    • Verification of facility management training
  3. LEED / Estidama Independent Commissioning Agent

    When carried out from the commencement of the project, commissioning is also able to substantially reduce construction schedules by maximizing the constructability of designs and also minimizing punch list items. AESG’s in house commissioning engineers provides independent commissioning agent services that focus on ensuring that when an owner develops a new building, the systems within the building meet the functional requirements of the project in the most life cycle cost effective means.

    AESG have experience of conducting independent commissioning agent services in accordance with both the LEED and Estidama requirements (LEED Commissioning and Estidama Commissioning) and have successfully completed this role on numerous projects in the region.

    On all our commissioning projects to date we have been able to identify major areas for substantial capital and operational cost savings for our Clients.

    AESG work to the highest international standards for building commissioning and follow the procedures and guidelines set out in ASHRAE and the Building Commissioning Association

    1. Re-Commissioning / Retro Commissioning

    Recommissioning (RCx) is a re-optimization process for existing buildings that improves a building’s overall performance by optimizing energy efficient design features and directly addressing equipment performance and system integration issues.

    Studies have shown that recomissioning can achieve energy savings of 5-15% without the installation of any additional equipment. Our experienced team of commissioning engineers and Certified Energy Mangers provides Clients with expertise to not only ensure ongoing safe operation of the building but also in maximising energy savings. AESG’s recommissioning services include;

    • Facility inspections and asset surveys
    • Building fine tuning
    • Functional testing of building systems
    • BMS recalibration and update sequences of operation
    • As-built documentation and O&M manual review
    • Rebalancing of HVAC systems
    • Review of start up/shut-down procedures
    • Review equipment scheduling
    • Thermographic surveys of electrical systems
  4. Facade Testing

    Many of us in the industry know that the majority of a buildings energy use in this harsh climate is attributable to the air conditioning system. What a lot of us are not aware of however is the fact that a large portion, upwards of 30%, of this air conditioning consumption is due to leaky building fabrics. We feel that improving the air tightness of buildings is one of the lowest hanging fruits in tackling the regions high energy use as it can be achieved without any new technology but simply through proper detailing of drawings, quality control of construction and testing and remediation of completed facades. For this reason, AESG provide focussed services in air tightness consultancy and testing. Our experienced architects and engineers who are trained in building air tightness can work with design and construction teams to ensure that buildings are designed and built to be air tight.

    We don’t stop there however, and using diagnostic tools such as infrared thermography, smoke simulation and blower door testing we can quantitatively test completed facades and identify any areas of leakage that require remediation.

    AESG were the air tightness specialist for Masdar’s Headquarters and led the air tightness process from design to testing in order to achieve the stringent project requirements. To date, the Masdar HQ is one of the largest buildings in the region to undergo a complete air tightness test.
